We leave ten bath towels in our two-bedroom apartments, 6 in one-bedrooms, and 4 in studios. Hand towels: 6, 4, 2, and an extra shower mat in every apartment. Should you need more clean towels, please use the washer and dryer inside your apartment or the Laundry Room in the building, located on the 6th floor. For towels at the pool or the gym, show your Guest Card to get them.
Smoking (tobacco, marijuana, other) is NOT permitted in our vacation rental properties. Any additional cleaning fees will be charged to the contract holder for any party unwilling to abide by this policy. In addition, there will be a minimum fine of $500 set. Removing smoke smell is an expensive process.

Some homeowners store personal belongings in locked closets. Attempts by guests to force open these rooms are taken very seriously. Please notify our office immediately if you discover an unlocked cabinet that appears to contain personal belongings. There are no valuables inside.
Make sure garbage is in a plastic bag. On your same floor look for apartment 06. Next to it you will find the “Trash Chute” room. Enter, open the cover, and deposit your bag. Please, do not use it between 11 pm and 7 am.
Just go to the Front Desk, present your ID, and they will give you another electronic card key at no cost. In the rare case the keylock does not work, please go to the Front Desk and tell them. It operates 24 hours a day.

Make sure you take your key with you. In the elevator, press 8th floor.
Make sure the LED light next to the key sign is not lit. If necessary, place your finger until it turns off. Sometimes you need to try several times for 5 seconds, or another person with a warmer finger should try it. Then, select the burner you want to turn on, press ON, and choose the temperature.
If the Wi-Fi is not connecting, try turning the router off for 20 seconds and on again. Give it some time to reset itself. If that doesn’t work, contact us at 305.798.8811. In case of failure, you can also use the hotel router (Network: HOTELARYA_GUEST); no password is required.
Press the ON button on your Comcast remote or Samsung remote (old models have a colorful cube in the middle; newer models are smaller and have a top left on/off key). The TV should turn off. If that does not work, • Try with the other remote • Make sure the set-top box is on (you will see LED lights indicating activity). If it is off, it will need several minutes to start. • If not working, select INPUT and choose the highlighted option. 99% of the time, you need to select the right Input Source: HDMI plus a number like 1 or 2.
Make sure the thermostat is turned on and set to the desired temperature. If the A/C doesn’t work, please call your on-site manager 305.798.8811. Please note that the A/C turns off by itself after the balcony door is open for 60 seconds to prevent condensation in your apartment since you are so close to the ocean.
Every condo is equipped with a plunger. Please try plunging the toilet prior to calling for assistance. Please refrain from throwing away large amounts of toilet paper or sanitary items since toilets tend to clog relatively easily in skyscrapers.
More than likely it is the smoke detector battery that is going dead. Call us and we will send one of our maintenance techs to handle the issue. We do preventive maintenance but occasionally it could happen.
Any damage done to your rental property during your stay is the responsibility of the contract holder, you. Please report it to our office right away if the damage is accidental. Every property goes through an inspection before check-in and another damage inspection after departure to ensure that our staff catches any damage right away.
Should there be any malfunction, please take a picture and send it to (+1) 305.798.8811 the first noon after your arrival.
