- What are the hours for CHECK-IN?

Check-in time is from 4 PM to 9 PM. Should you need some flexibility, our team will try to accommodate it if it has been communicated in advance and we do not have other guests leaving the property on the same day.
- What are the hours for CHECK-OUT?

Check-out is 11 AM at the latest. Please don’t forget to inform us to +1 (305) 798 8811 of your departure time the day before.
- How is the check-IN PROCESS?

• The day of your arrival, please let us know your estimated time to ensure everything is on time. Kindly send an SMS or WhatsApp to our Site Manager at (+1) 305.798.8811. • Two/three days before your arrival, you will receive an email from ‘Miami Vacation Rentals’ Ref: "Your upcoming stay in Miami. Please read important info. Please check your spam tray if you don´t find it in your inbox. • The Front Desk will verify your identity and provide you a blue envelope containing your parking pass and instructions to access the apartment. You should also receive a card key to your room. A $100 fee will be charged if you lose the parking pass. Please be aware that this unit is not part of the hotel and has been upgraded.
- How is the check-OUT PROCESS?

• The day before your departure, you will receive an SMS or WhatsApp reminding you of your checkout time and to leave the parking pass inside the apartment.
- Will someone from your team receive us in person?

Our team will only receive you in the case there is a pending balance.
- Does the building offer parking?

-Our condos at the HOTEL ARYA offer one free parking. To access, you will need a pass that opens the gate. It will be inside the blue envelope you will receive at check-in. -IMPORTANT: when leaving the apartment on the last day, don\'t forget to leave it in the same place. Thanks.

ABOUT THE APARTMENT
- How many towels will I receive?
-
We leave ten bath towels in our two-bedroom apartments, 6 in one-bedrooms, and 4 in studios. Hand towels: 6, 4, 2, and an extra shower mat in every apartment. Should you need more clean towels, please use the washer and dryer inside your apartment or the Laundry Room in the building, located on the 6th floor. For towels at the pool or the gym, show your Guest Card to get them.
- What about smoking?

Smoking (tobacco, marijuana, other) is NOT permitted in our vacation rental properties. Any additional cleaning fees will be charged to the contract holder for any party unwilling to abide by this policy. In addition, there will be a minimum fine of $500 set. Removing smoke smell is an expensive process.
- Can I hire housekeeping services?

Yes, any day of the week except for Sundays. The cost is $25/hr, which needs to be paid directly to the company that works for us. Just mention it when you arrive. Their phone number is (+1) 786.865.3123 (Vanessa)
- What if additional cleaning is needed upon our departure?

Please be considerate of the cleaners and upcoming guests. If we find that additional cleaning is needed after your stay, you will be responsible for any extra charges.
- Why is there a closet in my apartment locked?

Some homeowners store personal belongings in locked closets. Attempts by guests to force open these rooms are taken very seriously. Please notify our office immediately if you discover an unlocked cabinet that appears to contain personal belongings. There are no valuables inside.
- Where do I put my trash?

Make sure garbage is in a plastic bag. On your same floor look for apartment 06. Next to it you will find the “Trash Chute” room. Enter, open the cover, and deposit your bag. Please, do not use it between 11 pm and 7 am.
- What if l get locked out of the apartment?

Just go to the Front Desk, present your ID, and they will give you another electronic card key at no cost. In the rare case the keylock does not work, please go to the Front Desk and tell them. It operates 24 hours a day.
- How do I get to the apartment if I forget my address?

No worries. Just open your GPS (Waze, Google Maps, Apple Maps...) and write “Miami Vacation Rentals - Coconut Grove”. Just follow the instructions!
- Which amenities are included?

With your Key Card, you can access: -Swimming Pool, on the 8th floor. Open from sunrise to sunset. Hours may vary. -Rooftop Fitness Center (6 am to 10 pm) -Squash Courts (2), on 8th floor, (6 am to 10 pm)
- How do I get to the pool and the hot tub?

Make sure you take your key with you. In the elevator, press 8th floor.
ABOUT MAINTENANCE
- How do I turn on the glass electric cooktop?

Make sure the LED light next to the key sign is not lit. If necessary, place your finger until it turns off. Sometimes you need to try several times for 5 seconds, or another person with a warmer finger should try it. Then, select the burner you want to turn on, press ON, and choose the temperature.
- What if no internet?
-
If the Wi-Fi is not connecting, try turning the router off for 20 seconds and on again. Give it some time to reset itself. If that doesn’t work, contact us at 305.798.8811. In case of failure, you can also use the hotel router (Network: HOTELARYA_GUEST); no password is required.
- How do I turn on my Samsung TV (90% of our TVs are Samsung; for other TV sets the process is similar)

Press the ON button on your Comcast remote or Samsung remote (old models have a colorful cube in the middle; newer models are smaller and have a top left on/off key). The TV should turn off. If that does not work, • Try with the other remote • Make sure the set-top box is on (you will see LED lights indicating activity). If it is off, it will need several minutes to start. • If not working, select INPUT and choose the highlighted option. 99% of the time, you need to select the right Input Source: HDMI plus a number like 1 or 2.
- What if the air conditioner is not working?

Make sure the thermostat is turned on and set to the desired temperature. If the A/C doesn’t work, please call your on-site manager 305.798.8811. Please note that the A/C turns off by itself after the balcony door is open for 60 seconds to prevent condensation in your apartment since you are so close to the ocean.
- What if the toilet gets clogged?

Every condo is equipped with a plunger. Please try plunging the toilet prior to calling for assistance. Please refrain from throwing away large amounts of toilet paper or sanitary items since toilets tend to clog relatively easily in skyscrapers.
- What is an annoying beeping sound coming from somewhere in the condo?

More than likely it is the smoke detector battery that is going dead. Call us and we will send one of our maintenance techs to handle the issue. We do preventive maintenance but occasionally it could happen.
- What if there are damages done to my rental property during my stay?
-
Any damage done to your rental property during your stay is the responsibility of the contract holder, you. Please report it to our office right away if the damage is accidental. Every property goes through an inspection before check-in and another damage inspection after departure to ensure that our staff catches any damage right away.
- How do I alert you if something is broken or not operational when I arrive?

Should there be any malfunction, please take a picture and send it to (+1) 305.798.8811 the first noon after your arrival.
